1. Parties to the Agreement

The Host

My BNB Host provides short-term accommodation in one of the following ways:

  • As a principal, where we lease properties directly and offer them to guests; or
  • As an agent, where we act on behalf of the property owner and arrange accommodation for guests. In such cases, the contractual relationship is between the Guest and the property Owner.

Where requested and subject to owner approval, details of the property owner may be provided.

The Guest

The individual making the booking is responsible for all occupants included in the reservation. Full legal names of all guests may be required.

2. Occupancy Limits

The property must not be occupied by more guests than stated in the booking confirmation.
Exceeding the maximum occupancy may result in:

  • Immediate refusal or termination of the stay
  • Loss of all paid amounts
  • Retention of the security deposit
  • Notification to relevant authorities, where necessary

     

3. Rental Period & Check-In / Check-Out

  • Check-in: From 3:00 PM on the arrival date
  • Check-out: By 10:00 AM on the departure date

     

  • Any alternative times must be agreed in writing in advance and may incur additional charges.
  • Late departures without approval will be charged as a full additional night.

This agreement applies to the original booking dates and any amended dates agreed later.

4. Rental Fees & Pricing

  • All prices are quoted in GBP and include applicable taxes unless stated otherwise
  • Prices include utilities and standard services unless specified
  • Extra services or special requests may incur additional charges
  • Early check-in or late check-out may be subject to availability and extra fees

5. Payments

  • Full payment is required at the time of booking
  • Bookings are only confirmed once payment has been received
  • Failure to complete payment may result in cancellation without notice

Accepted Payment Methods

  • Credit or debit card (online bookings)
  • Bank transfer (by prior arrangement)
  • Cash or cheque only with prior approval

Any bank or processing fees incurred due to failed or dishonoured payments will be charged to the Guest.

6. Bookings & Availability

  • Bookings can be made via our website, email, or phone. 
  • Availability shown at enquiry stage is not guaranteed until confirmation is issued.

7. House Rules & Guest Responsibilities

The Guest agrees:

  • To use the property only for residential purposes
  • Not to host parties, events, or gatherings
  • Not to allow unregistered visitors or overnight guests
  • Not to smoke anywhere inside the property
  • Not to bring pets, except registered service animals
  • To maintain quiet hours between 10:00 PM and 9:00 AM
  • Not to sublet or re-rent the property
  • Not to light candles, fires, or use unsafe appliances
  • To follow all safety notices and instructions

Any breach of these rules may result in immediate termination of the booking without refund.

8. Emergency Procedures

In case of emergency, Guests should:

  • Use fire safety equipment only if safe to do so
  • Evacuate immediately via the main exit
  • Assemble outside at a safe distance
  • Call emergency services on 999
  • Contact My BNB Host if assistance is required

     

9. Property Condition & Damage

  • Guests must follow instructions in the property welcome guide
  • The property must be left clean and tidy at check-out
  • Any damage, loss, or excessive cleaning costs will be deducted from the security deposit
  • Damage must be reported immediately

     

Guests are responsible for the actions of all occupants and visitors during their stay.

10. Keys & Access Devices

  • Lost keys, fobs, or access cards will incur replacement charges
  • Keys must be returned as instructed at check-out
  • Changing access codes or duplicating keys is strictly prohibited
  • Sharing access details with third parties is not allowed

     

11. Services, Amenities & Internet

  • Amenities and services are provided in good faith but are not guaranteed
  • No refunds will be issued for temporary service interruptions
  • Internet access is provided free of charge and subject to fair use
  • Compatibility, speed, and availability are not guaranteed

     

Misuse of the internet service may result in immediate termination of access.

12. Cleaning

The property is professionally cleaned prior to arrival.
Guests must report any cleaning concerns promptly so they can be addressed.
At departure, used dishes should be placed in the dishwasher and the property left reasonably clean.

13. Personal Belongings

My BNB Host is not responsible for loss, theft, or damage to personal belongings.
Items left behind after check-out may be removed or disposed of.

14. Cancellations

Guest Cancellations

  • All bookings are non-refundable
  • No-shows are treated as cancellations
  • Guests are advised to obtain travel insurance

     

Host Cancellations

If we are unable to honour a booking:

  • A comparable alternative may be offered
  • If no suitable alternative is accepted, a refund may be issued
  • Refunds represent full and final settlement

This does not affect statutory rights.

15. Termination by the Host

We reserve the right to terminate a booking immediately in cases of:

  • Abuse or threatening behaviour
  • Property damage
  • Illegal or criminal activity
  • Smoking inside the property

     

No refunds will be issued in these cases.

16. Liability & Disclaimer

  • Stays are at the Guest’s own risk
  • My BNB Host is not liable for injury, loss, or damage unless caused by our negligence
  • We are not responsible for disruptions beyond our control
  • Balconies and elevated areas must be used with caution

     

17. Complaints

Complaints must be raised during the stay so they can be addressed promptly.
Complaints raised after check-out may not be considered.

18. Privacy & Data Protection

Personal data is handled in accordance with our Privacy Policy.
Information is collected only as necessary to manage bookings and improve services.

19. Governing Law

These Terms & Conditions are governed by English law, and any disputes shall fall under the exclusive jurisdiction of the courts of England.

20. Severability

If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions will continue in full force.

21. Acceptance of Terms

By making a booking and completing payment, the Guest confirms acceptance of these Terms & Conditions on behalf of all occupants.
